About Us:

We are a growing real estate business based in West Los Angeles, managing a portfolio of 60 industrial properties across the region. We are seeking a motivated, experienced, and detail-oriented Property Manager to oversee and maintain these assets, ensuring they operate efficiently, meet tenant needs, and align with our business goals.

Position Overview:

As a Property Manager for our industrial real estate properties, you will be responsible for the day-to-day operations, maintenance, leasing, and tenant relations of 60 industrial properties. This role is based in our West Los Angeles office but requires regular travel to visit the properties and address onsite needs. The ideal candidate will have at least 5 years of experience in property management, particularly in industrial real estate, and will demonstrate strong organizational, communication, and problem-solving skills.

Key Responsibilities:

  • Property Oversight: Manage and maintain a portfolio of 60 industrial properties, ensuring they are fully operational and meet safety and regulatory standards.
  • Tenant Relations: Serve as the primary point of contact for tenants, addressing inquiries, resolving issues, and ensuring a high level of tenant satisfaction.
  • Leasing & Renewals: Oversee lease agreements, renewals, and tenant move-ins/outs. Negotiate lease terms and coordinate with the legal team for documentation.
  • Budgeting & Financial Reporting: Develop and manage annual property budgets, track expenses, and prepare financial reports to ensure properties are meeting financial goals.
  • Maintenance & Repairs: Coordinate regular maintenance, repairs, and inspections. Manage vendor relationships and ensure work is completed on time and within budget.
  • Compliance & Safety: Ensure that all properties comply with relevant laws, codes, and regulations. Perform regular inspections to monitor compliance with safety standards.
  • Reporting: Prepare and submit detailed reports on property performance, including occupancy rates, financials, and maintenance activities to senior management.
  • Travel: Regular travel to properties across the region to assess site conditions, meet with tenants, oversee maintenance, and ensure compliance.

Qualifications:

  • Experience: Minimum of 5 years of property management experience, with a focus on industrial properties. A strong understanding of industrial real estate operations is essential.
  • Education: A degree in real estate, business, or a related field is preferred. Relevant certifications (e.g., CPM, RPA, or similar) are a plus.
  • Skills: Strong communication, negotiation, and interpersonal skills. Ability to prioritize and handle multiple tasks efficiently.
  • Tech Proficiency: Experience with property management software (e.g., Prologis, MRI, etc.), and proficiency in MS Office Suite (Excel, Word, Outlook).
  • Problem Solving: Ability to identify issues quickly and find effective solutions.
  • Driving: Must have a valid driver’s license and reliable transportation for travel to properties.
