Job Summary:

This position supports the development team by conducting market research and financial analysis. The Development Analyst will assist with various aspects of real estate development to ensure successful project execution, including feasibility studies, site acquisition, and project monitoring.

Responsibilities/Duties:

  • Conduct market research and modeling to analyze trends to identify investment opportunities.
  • Remain current on various NY State, NY City housing financing programs.
  • Develop and maintain detailed financial models for new construction and rehab/occupied rehab projects like NYCHA PACT and other rehab models.
  • Support the design, construction, and entitlement processes by collaborating with architects, engineers, and government entities.
  • Assist Development leadership in developing financial packages for RFPs and awarded projects.
  • Assist in site acquisition processes, including due diligence, zoning assessments, and contract preparation.
  • Prepare materials for municipal meetings and investor presentations.
  • Monitor project timelines, budgets, and schedules to ensure project financial performance and compliance.
  • Work cross-functionally to create and maintain critical project data throughout the lifespan of the project.
  • Collaborate with internal teams to provide insights into financial forecasts and strategic plans.
  • Manage documentation for financing transactions and legal filings.

Qualifications:

  • Bachelor’s degree in real estate, finance, business administration, construction management, or related field.
  • 3-5 years of experience in real estate development.
  • Experience with low-income housing tax credits (LIHTC), underwriting, project management, modeling, submittals, and preconstruction.
  • Knowledge of real estate market trends, property valuation, and construction processes.
  • Knowledge of government regulations related to real estate development and construction.
  • Expertise in financial modeling, budgeting, and understanding economic trends.
  • Advanced level Proficiency in Microsoft Office Suite, including Excel, Word, and PowerPoint as well as project management software.

Required Skills/Abilities:

  • Excellent written, oral and presentations skills.
  • Ability to analyze large datasets and draw meaningful conclusions using statistical methods and modeling techniques.
  • Capable of conducting thorough market analysis to assess feasibility and identify risks.
  • Innovative thinking to tackle challenges in project planning and execution.
  • Strong analytical and critical thinking skills to address challenges in data integrity, integration, and process improvement.
  • Works independently and can manage multiple projects simultaneously.
  • Good teamwork and collaboration skills.
  • Excellent communication skills for presenting complex data to stakeholders.

Working Conditions:

You will be based in the corporate headquarters in Yonkers, New York with travel to various project worksites.
