Job Title: Right of Way/Real Estate Project Manager

Job Description:

We are seeking a highly skilled and experienced Right of Way/Real Estate Project Manager to oversee and manage the acquisition of various land rights for the construction, operation, and maintenance of both existing and new facilities. This position requires an individual with strong negotiation abilities, leadership skills, and the capability to work effectively under pressure with minimal supervision. The ideal candidate will have a deep understanding of real estate transactions, land rights, and contract management in the right-of-way industry.

Key Responsibilities:

  • Negotiate and Manage Contract Personnel: Lead and guide contract personnel in negotiations with private landowners and governmental agencies for the acquisition of land rights, including but not limited to fee simple, rights-of-way, leases, temporary workspace agreements, licenses, permits, and ordinances.
  • Workload Management: Plan and organize workload efficiently, adjust to changing priorities, and manage tasks under pressure while maintaining a high level of quality and consistency.
  • Due Diligence: Perform internal and external due diligence to ensure land rights are accurate and complete, identifying deficiencies and recommending or executing curative action as necessary.
  • Liaison Role: Act as a liaison between landowners, tenants, and relevant stakeholders to resolve ownership, easement rights, damage claims, and access issues.
  • Policy and Procedure Compliance: Utilize the company’s established policies, procedures, and processes to complete tasks effectively and efficiently.
  • Public Representation: Represent the company at public meetings with governmental agencies, municipalities, zoning boards, townships, drainage boards, county commissioners, and similar organizations, ensuring company interests are effectively communicated and represented.
  • Settlement Instruments and Contract Terms: Knowledgeably interpret and apply settlement instruments and contract terms to resolve issues and complete transactions.
  • Technical Review: Interpret survey drawings, engineering and construction plans, title, and abstract documents to facilitate land rights acquisition.

Qualifications:

  • Experience: A minimum of 10 years of experience in the Right of Way/Real Estate industry, with proven experience managing large-scale projects and leading teams.
  • Skills:
  • Strong negotiation skills and ability to manage complex discussions with various stakeholders.
  • Proficient in land title research and understanding land rights.
  • Expertise in interpreting engineering, construction, plan, and profile drawings.
  • Project Management: Proven ability to manage multiple projects independently or as part of a team. Ability to balance competing priorities and work in a fast-paced, deadline-driven environment.
  • Knowledge: In-depth knowledge of real estate law, land rights acquisition, and settlement instruments.
  • Communication: Excellent written and verbal communication skills, with the ability to represent the company at public meetings and interact effectively with landowners, governmental agencies, and internal stakeholders.

Education and Certifications:

  • Bachelor’s degree in Real Estate, Business, or a related field (preferred).
  • Certification or licensing in Right of Way (RW) or a related real estate certification (preferred).
