Vice President of Real Estate Development

Asset Class: Affordable Multifamily

Location: Chicago

Hirewell has been retained by a confidential affordable housing developer to lead the search for a VP of Real Estate Development. This Chicago-based role involves overseeing affordable housing projects from planning through completion, leading site selection, securing financing, and tax credits and managing construction. The ideal candidate will have a Bachelor’s degree (Master’s preferred) and a minimum of 5 years of experience in affordable housing development. Key responsibilities include mentoring project managers, managing financial feasibility, coordinating with government and industry stakeholders, and representing the company at public meetings. This is a unique opportunity to lead impactful projects and shape communities.

Responsibilities:

  • Oversee the real estate development department, managing all affordable housing projects from planning through completion, including obtaining tax credits.
  • Supervise and mentor development and construction project managers, ensuring alignment with company objectives and best practices.
  • Lead the project development process, including site selection, assembling the development team, obtaining necessary approvals, managing financing, and construction oversight.
  • Identify new development opportunities, evaluate potential sites, negotiate purchase agreements, and secure predevelopment financing.
  • Conduct and oversee financial analysis and pro-forma preparation to ensure project feasibility and sustainability.
  • Coordinate and execute legal documents, contracts, and insurance coverage for development projects in partnership with senior leadership.
  • Develop and implement short- and long-term plans for the housing development department.
  • Maintain strong working relationships with government agencies, lenders, investors, and industry stakeholders.
  • Ensure community involvement in development projects and represent the company at public meetings as needed.
  • Coordinate with internal teams, including Property Management, Accounting, and Asset Management, to facilitate the seamless transition of completed projects.

Qualifications:

  • Experience obtaining tax credits for affordable housing developments.
  • Minimum of 5 years of experience in affordable housing development.
  • Knowledge of sustainable design and construction practices is preferred.
  • Strong organizational, communication, and leadership skills.
  • Proficiency with relevant computer software and tools.
  • Valid driver’s license and access to a vehicle for project site visits.
  • Bachelor’s degree in Real Estate, Urban Planning, Business, or a related field; Master’s degree preferred.

Salary Range: $160,000 - $180,000 per year
